Do I need a survey?

For a new building, there are two main reasons you should consider a survey:

  • Most new properties come with a 10-year NHBC guarantee. If you catch a defect within this time, the builder will often need to rectify it for you; if you don’t and the time period elapses, you’ll be responsible for any necessary works
  • New properties are subject to a lot of risks; most commonly subsidence, settlement and thermal expansion and, very often, they crack as a result. The subsequent repair bill can be very expensive so investing in a survey can mean you are aware of any assessed risks of these problems, and, where possible, can take steps to remedy or avoid them.

For older buildings, the risks are even greater:

  • The life-span of a typical building material is around 60 years. Although some materials might last for centuries, others will deteriorate faster. Much of this is dependent on the conditions associated with an individual property, which can speed deterioration greatly. A structural survey can inform you of the true condition of the building in question and give you a clear insight into repair or upkeep costs
  • Defects can worsen over time. Numerous defects can develop, becoming more noticeable over time, including wood rot, structural movement and various types of damp and mould. Dealing with these issues promptly can mean remedial methods are cheaper and easier than letting such problems develop; ignoring them however can often mean that to fix them later could cost you dearly.

A Chartered Surveyor carries out a thorough search for possible defects when inspecting a house whatever its age or complexity.

Which service is best for me?

Many surveying practices only offer the RICS HomeBuyer Report and a basic structural survey. Right Surveyors take pride in being able to offer a more complete range of property services to ensure that your individual requirements are met.

If your budget is tight, then we recommend the RICS HomeBuyer Survey or our Verbal Acquisition Advice.

If the property you are getting surveyed is complex or old, then we would recommend a Building Survey or a House Purchase Survey Report. Whatever you require, it is always best to discuss the property and the situation directly with our expert team.

What are your fees?

Surveyors, like many professionals offering a service, charge for their time. Because of this, we have no standard fee scale as set prices can lead to time restrictions, which may mean some defects do not get discovered because the surveyor does not have enough time to fully inspect the property.

The focus of Right Surveyors is to deliver a cost-effective service. We provide you with quality surveys delivered by our experts and you are charged for the time and any equipment used, no more and no less.

Our surveyor will estimate how long it will take to survey your property based on your chosen service, and this is then used to calculate the total value of their time.
